When I want access to the city it's not far away. I can expect a pleasant 20-25
minutes across rolling hills and beautiful countryside to get to
Charlottesville. Fifty minutes of driving takes us to the outskirts of
Richmond. And for day-long trips, Virginia Beach is less than three hours away.

Tax Rates
The tax rate is only $50 per $100 of assessed value ($100,000 homes total tax
would be $500.00 a year) and the Homeowner's Association dues and improved
property fee for trash/recycling currently are $520.00 per year, paid half in
Jan. and half in July. This may be increased by no more than 3% a year. There
are modest participation fees for golf.
Lot Pricing
Interior lots start at approximately $50,000 and are becoming scarce. Golf
course lots start around $65,000. Waterfront lots start in the $90,000 range
and up. Homes are in varied styles and size. They range from $150,000 to
$700,000. The community is almost built out with over 3,800 single family homes
and a population of about 10,000.
